Enhancing sales and reducing operative costs of Albergo diffuso in FVG

Managing an Albergo diffuso means exploiting the advantages and to minimize the disadvantages coming from this kind of receptive enterprise (money and time losses in work and organization).

Let's focus "only" on the buildings. The houses are always located in two or more buildings, so you have to "get an umbrella" for everything (time losses ). The housing units of Albergo diffuso's mean not only rooms but also flats and houses, and this requires more work for the cleaning staff, given the same number of rooms available (losses in room cleaning materials and management). The buildings and the furnishings are always linked to the local tradition, and this means higher maintenance and repair costs, rather than the management of the same number of rooms. Albergo diffuso's working the Alps, with a continental climate, with longer winters, must face even higher management costs (proper money losses).

These factors, and several more related to buildings, restaurant service, entertainment, transport, the village, and so on, make managing an Albergo diffuso more exciting but also tougher than a traditional hotel with similar number of rooms and quality standards. The same factors require to managers the achievement of an higher level of effectiveness, efficiency and above all sales to reach the same income of a traditional hotel with similar size and service.

Some AD's of Friuli Venezia Giulia have calculated the results, their losses and some business opportunities which they couldn't reach working alone. They have decided to join a technical assistance and commercial training program, offered by SISAD.

The aims of this program for 2010 are:


  • decreasing a part of the losses
  • improving the management budget
  • increasing the sales and other economical profits made by management companies in the villages where they work.

The economical crisis "bites" in the tourism sector too. Working alone, hoping for Turismo FVG's help or waiting for national solving solutions is not enough. We have to work in small groups, using our assets in the best way possible, even if we focus only on sales level and savings, that is staying "on the surface".
